Do I need planning permission for a house extension in the West Midlands?
Not always. Many single-storey rear extensions fall under Permitted Development rights, which means you may not need to apply for full planning permission. However, this depends on the size, position and design of the extension, as well as whether your home is in a conservation area. We can advise you on your specific situation from the outset — it’s one of the first things we discuss with every client.
How long does planning permission take?
Most planning applications in England are decided within 8 weeks of submission. More complex applications — or those that attract objections — can take up to 13 weeks or more. We’ll give you a realistic timescale at the start of your project based on your local planning authority’s current workload.
Do you work on commercial projects as well as residential?
Absolutely. We work across both sectors. Whether you’re a business owner looking to redesign a retail space, an investor working on a change-of-use development, or a developer planning a commercial new build, our team has the experience to help.
How much do your architectural design services cost?
Every project is different, so we prefer to talk through your plans before quoting. Architect and designer fees typically range from 7–15% of the build cost, depending on the complexity of the project and the level of service required.
